Rooftops

We identify businesses with high electricity consumption, and offer them to attract an investor who may install a photovoltaic system on their roof at no cost, and sell them the generated electricity at a competitive price to recoup his investment.  The business can start saving money immediately, and can acquire the system at a low cost after 10 or 15 years, thus benefiting from extremely low energy costs for further 15-20 years.

In case the roof needs to be restored or has asbestos issues, the investor may offer a solution to remove the asbestos and carry out other necessary repairs.  The costs related to this plan are incorporated into the energy price, and spread over a period of 10 to 15 years.

The investor may propose to the building owners to install its own photovoltaic system on the roof, under a 30-year surface right agreement.  In return, the owners would receive a single upfront payment of around €20 per square meter.  The payment may be lower if relevant roof interventions are required, such as improving access or safety lines.

If the roof requires restoration or has asbestos problems, the investor may propose to fix these issues and rebuild the roof if necessary, in return for a 30-year surface right agreement that permits them to install their photovoltaic system on the roof.  This plan is highly beneficial because the commercial value of removing the asbestos and rebuilding the roof usually falls between €50-80 per square meter.  If the roof slab is missing or there are issues with roof access or safety lines, the owner may be required to contribute a small portion of the expenses.
